Pricing and other details for project:

The building plan as per inputs from approving authority, Architect and Vastu inputs is submitted to the authorities for approval. The approvals are expected in 30 to 50 days. Expected to complete around end of February.

The apartment will have 11 floors and only 4 apartments per floor. All 4 flats will have great Lake view from them. Total number of units as well as total area for sale has reduced. Due to this the UDS for each flat has also increased considerably. The Open area in the society and open area around temple has increased as well.

Each apartment is open from two sides and have a great gap on other two sides as well. With no common wall, two sides open and so much gap between flats, each and every flat for the society will have best light, ventilation and freshness that is a true luxury in these days. Just off the main 6 lane road, with Lush Greenery in and around society, overlooking a lake we are making a true remarkable real estate gem. The temple will act as crown jewel for the project.

All in all the premiumness and usable space has increased further, which was very high even earlier. Despite to the premiumness increase, lesser salable area and no changes in proposed amenities, the price remains same at Rs. 7750 + Floor rise. The two north side flats (Temple, Lawn and lake facing) will have PLC of Rs. 100 per square feet.

We are getting more UDS and better society, the builder will only be providing the land for temple inside the premises and we will have to do entire construction. In place of typical UDS of 30-35% in cases of most high rise apartments, here the UDS will be around 45-50% along with a dedicated UDS of 3000 – 3,500 Sq Ft for the temple. We are planning make a Stone Temple here based on the feasibility of the same on the land.

As per our agreement with Builder, we will start taking LoIs from 15th of January. The LoI amount will be Rs. 1,50,000 per flat for all the people who are interested. For any one who doesn’t want or get the flat for whatever reasons after payment of LoI, we will refund entire 1,50,000.

As of now we shall be asking the interested people to deposit Rs. 11,001/- in the account that are for legal verification and other charges that have occurred so far. This amount will be fully refundable for the people who are not getting any flat after submission of LoI due to non availability, we shall refund this amount as well with in 3 months from RERA certification. This amount deposit time will also work as preference order for allotment of the flat.

Temple Details:
Main Temple to be built with stone. The space provided for temple complex will be around 2000 Sq Ft. Along side the temple there will be badminton court, which can be used for major functions on special days. This will increase the capacity to accommodate around 300-400 people there.
Along with this there will be 5 guest rooms in society that will be used as Sadhu nivas when our Guru arrives. Both the Guest Rooms and Badminton court are Society Amenities.
